Tract 1 is 139 acres more or less. Exact acreage to be determined by survey. Tract 1 is part of a larger 425 acres located South of the Santa Fe railroad and north of Norfolk railroad and Highway 10. High-quality bottom cropland tract with Cotter and Bremer soils, protected from flooding by railroads north and south, and private levee to the west. Tract 1 will sell subject to ingress and egress easements for Tracts 2 and 3. The location of the easement will be over the existing private roadway.
Tract 2 is 280 acres, more or less. Exact acreage to be determined by survey. Tract 2 is also part of the larger 425 acres. Tract 2 is located north of the Santa Fe Railroad and south of the existing Wakenda Creek. High-quality Cotter and Bremer soils are protected to the west and north by a private levee. Note, that there is an estimated 30 acres, more or less, of a light layer of sandy soils located in the west part of Tract 2 that does not show on soil maps. Access to Tract 2 is via an extension of CR 637 at the far SE corner, and also via a private road easement at the center of the property. Both methods of access cross over the Santa Fe railroad at existing crossings.
Tract 3 is an improved 6 acre more or less residential property. These buildings served as headquarters for the family farm operation. Improved with a nice ranch home, two Morton sheds, and grain bins. The home includes a two-car garage and sits on an unfinished basement. Newer Morton shed includes a finished area suitable for a workshop or office. Buildings surrounded by mature landscaping, including several large producing pecan trees. Secluded setting, yet located only minutes from town. Approximately 3 to 4 acres of the total are currently being farmed with larger acreage of Tract 1. Access will be provided by ingress and egress easement over the existing driveway. The home is served by a private well and septic systems and is hooked to natural gas lines. While this property is located in the floodplain, the home sits on an elevated site and the main floor area has not flooded since the home was built. The north boundary is adjacent to RR Right of Way. Property showing and inspection by appointment only.
