Excellent opportunity to purchase two high-quality farms located just a few miles south of Charter Oak, Iowa. Both tracts are nice laying farms with established terraces where needed and updated tile improvements within the last five years. Highly productive farms offer easy access with roads on two sides and only one mile to a blacktop road. The lease has been terminated and open to the farm in 2023. The previous tenant has applied some fertilizer for the 2023 crop, so the Buyer(s) will be expected to reimburse for this expense based on dated fertilizer receipts and application maps collected by the Seller.
Tract 1 will include the house and building site as part of the 160+/- acres to be sold. Well, the house/building site is located near Willow Creek on Tract 2.
